About North Pointe
What is North Pointe, and what do you do?
North Pointe is a commercial real estate firm based in Northeast Ohio, focused exclusively on the small-to-mid market. We help businesses find and negotiate office and commercial space, help property owners manage and maintain their assets, and help organizations manage their lease portfolios with precision.
Unlike large national firms that prioritize institutional clients, we're built specifically for businesses and property owners who deserve the same level of expertise and attention — without feeling like an afterthought.
What makes North Pointe different from other commercial real estate firms?
A few things set us apart. First, we've been serving the Northeast Ohio market for more than 50 years. That kind of local tenure means deep market knowledge, established relationships and a reputation that speaks for itself.
Second, we offer three core commercial real estate services — tenant representation, property management and lease administration — with genuine depth in each. Most firms do one well. Third, we focus on the small-to-mid market intentionally, which means our clients are never a lower priority than a larger institutional deal.
And finally, we're hands-on. Every client gets direct access to our senior team, close attention to detail and follow-through that national firms rarely provide. We don't do deals and disappear.
What markets do you serve?
The markets we serve depend on the service. For property management, our focus is Northeast Ohio — including Greater Cleveland, Akron, Canton and the surrounding region — where local presence and relationships are essential.
For tenant representation, our primary market is Northeast Ohio and the broader region.
For lease administration, we work with clients regardless of where their properties are located. Portfolio oversight, lease compliance and CAM auditing have no geographic limits.
How long has North Pointe been in business?
North Pointe has served businesses and property owners across Northeast Ohio for more than 50 years. That kind of longevity in a single market means something — deep local knowledge, established relationships and a reputation built on decades of results rather than a sales pitch.
Who will I work with at North Pointe
You will work directly with our senior team, not a junior associate or rotating account manager. At North Pointe, the people who bring in a client are the people who serve that client. Our principals remain involved in every engagement, negotiation and relationship.
How do I get started with North Pointe?
Simple. Reach out by phone or email and we'll set up an initial conversation — no forms, no pressure. We'll spend 20 to 30 minutes listening to your situation, asking a few questions and giving you an honest assessment of how we can help. If there's a fit, we'll outline next steps. If there isn't, we'll tell you that too.
Tenant Representation
What is tenant representation?
Tenant representation means we work exclusively on your behalf as the business or organization leasing space. We help clients identify opportunities, evaluate options and negotiate favorable terms while protecting their interests throughout the process. The landlord almost always has professional representation. Tenant representation ensures you do too.
Does it cost me anything to use a tenant representative?
In almost all cases, no. Tenant representation services are typically compensated by the landlord as part of the lease transaction, meaning you receive professional representation, market expertise and negotiating leverage at no direct cost to you.
When should I start the tenant representation process?
Earlier than you think. For most businesses, we recommend starting the conversation 12 to 18 months before your lease expires. This gives you time to evaluate options and negotiate from a position of strength — not urgency.
Can North Pointe help us understand our current lease?
Absolutely. Many tenants have never had their lease reviewed by someone with negotiating expertise. We're happy to review your lease, explain it in plain language and help you understand your options.
How does North Pointe help if we already found a space we like?
If you already found a space you like, North Pointe can help. Having professional representation during the negotiation phase can make a meaningful difference in your final terms. Lease language, rent schedules, renewal options and exit clauses all carry significant financial implications.
What property types does North Pointe work with?
We work across office, medical office, retail, industrial, flex and mixed-use properties throughout Northeast Ohio and the surrounding region.
What does North Pointe do after a lease is signed?
After a lease is signed, not much changes from the North Pointe point of view. We're not a transaction-and-move-on firm. Whether you have questions about a landlord charge, lease provision or upcoming renewal, we're here throughout the course of your occupancy.
Property Management
What is property management, and what does North Pointe handle?
Property management is the day-to-day oversight and operation of a commercial property on behalf of the owner. North Pointe handles maintenance coordination, vendor management, billing, tenant communication, lease tracking and financial reporting. Our goal is to protect the value of your asset, keep tenants satisfied and free you from the burden of managing it yourself.
What types of properties does North Pointe manage?
Our primary focus is commercial property, including office, medical, retail, industrial, flex and mixed-use assets across Northeast Ohio. We also work with residential properties on occasion. If you are unsure if your property is a fit, just ask.
We currently self-manage. Why should we consider professional management with North Pointe?
Self-managing works — until it doesn't. Property management is a full-time discipline. It requires consistent attention to maintenance, tenant relationships, lease obligations, billing and compliance. The question isn't whether professional management costs money. It's whether it saves you more than it costs. In almost every case, it does.
How does North Pointe handle tenant issues?
The North Pointe team handles tenant issues professionally and proactively. Our goal is always to resolve issues before they escalate through clear communication, consistent enforcement of lease terms and a commitment to maintaining positive tenant relationships.
What administrative and financial services does North Pointe provide?
North Pointe handles tenant billing, including base rent, CAM charges and utility pass-throughs. We track payments, monitor lease obligations and provide clear financial reporting so owners always know where their properties stand. We also track critical lease dates to ensure nothing falls through the cracks.
How can property management with North Pointe save me money?
Preventive maintenance, vendor relationships, tenant retention and disciplined lease oversight all contribute to lower costs and better outcomes. Good property management isn't an expense. It's an investment that pays for itself many times over.
Lease Administration
What is lease administration, and who needs it?
Lease administration is the ongoing oversight and management of lease obligations across one or more properties. It's especially valuable for organizations managing 10 or more leases where tracking critical dates, financial obligations and CAM reconciliations becomes increasingly complex.
What does North Pointe's lease administration service include?
Our services include lease abstracting, database management, critical date tracking, CAM auditing, rent obligation oversight and portfolio reporting. We become an extension of your real estate team — bringing expertise, structure and accountability to every lease.
What is a CAM audit?
CAM (Common Area Maintenance) charges are costs landlords pass through to tenants for maintaining shared areas. Errors are more common than most organizations realize. We proactively review CAM reconciliations, identify discrepancies and pursue recovery on behalf of our clients. In many cases, a single audit pays for an entire year of lease administration services.
Does North Pointe work with clients outside of Northeast Ohio?
Yes. Unlike our property management practice, lease administration has no geographic limits. We support organizations with properties and leased locations across the country.
How many leases do we need before lease administration makes sense?
Every organization is different, but lease administration typically provides the greatest value for clients managing 10 or more leased locations.
What technology does North Pointe use?
We utilize dedicated lease administration and property management software designed specifically for commercial real estate portfolios. Clients have access to organized lease information, critical dates and reporting through a secure portal.
We already have an internal real estate team. Can North Pointe still help?
Yes. Many of our clients have internal staff. We work alongside existing teams, bringing specialized expertise and additional bandwidth without creating redundancy.
How do we get started with North Pointe?
The first step is a conversation. We'll discuss your portfolio, current systems and any challenges you're experiencing. From there, we'll outline what an engagement would look like and how we can help.
